1. Prior to my lease commencing :
If you were not successful in receiving a visa to study in Australia before the commencement of your lease start date, we ask that you complete the following actions:
a) A written email requesting cancellation, which must be submitted to the property at which your booking is held within 24 hours of you receiving notification from the Department of Home Affairs, along with the email from the Department of Home Affairs advising your refusal notice to study in Australia.
b) You will then be formally advised that your lease agreement will then be cancelled without penalty.
2. After the commencement of my lease :
If you are cancelling after the commencement of your lease date due to not receiving a visa to study in Australia we ask that you complete the following actions:
a) A written email notify that you wish to terminate your lease, which must be submitted to the property at which your booking is held within 24 hours of you receiving notification from the Department of Home Affairs, along with the email from the Department of Home Affairs advising your refusal notice to study in Australia.
b) The Property Manager will consider your request for the breaking of your lease and advise whether your request has been accepted.
For 26-27 AY:-
If you are unable to arrive on your selected date due to flight cancellations, the property management may be able to move your lease commencement date. Depending on the length of delay, there may be some financial penalties incurred. This is handled on a case-by-case basis. If your flight is delayed, please email the property directly.
Cancellation due to:
1. providing false or misleading information during your application or booking process
2. failure to pay your bond or rent in advance
3. failure to sign the Residential Tenancy Agreement when required
4. a change of mind will result in a monetary penalty. This may include forfeiting some or all of your advance rental payment and/or bond payment and is negotiated on a case-by-case basis.

The ‘Condition Report’ is a very important document, as it can be used as evidence if there is a dispute about who should pay for cleaning, damage, or replacement of missing items, particularly at the end of a tenancy.
You may want to take photos of your apartment at the start of your tenancy to further show the condition.
The owner may claim some or the entire bond for cleaning, damage, or replacement of missing items at the end of your tenancy. If the ‘Condition Report’ stated that the work was required at the start of the tenancy, or the items were not listed, it can help you prove the bond should be returned to you.
Your bond and rent are separate payments. You are required to pay rent in the specified way up to and including the date of your departure.
You need to leave your apartment clean and tidy in the same condition as when you arrived, ensure all personal items have been removed, and report any damage that may have been caused during your tenancy. This allows for a speedy bond resolution. The property management offers a prepaid service for departure cleaning to assist residents.
