5. On the day of departure, the room key is to be returned to Reception prior to 10:00 am. Keys returned after 10:00 am will incur additional charges unless prior arrangements have been made with the property's administration.

B) Cancellation by the property: -
1. The property will cancel any incomplete application submitted via their online application portal that has passed the given timeframe for completion. In such cases, they may charge an administrative fee and/or retain any holding deposit and/or any other amounts you have paid to them.
2. At any time during or prior to the commencement of your residential tenancy agreement, they may (at their complete discretion, but otherwise to the extent permitted by the law of the Relevant State) cancel your booking if any of the following occurs:
a) the information you provide as part of the booking process is false or misleading; or
b) you fail to comply with your obligations in these Booking Terms and Conditions.
3. In this case, to the extent permitted by the law of the Relevant State, they may retain any holding deposit and/or any other amounts you have paid to them.
C) Contract Deferment: -
1. The property will review each deferment request on a case-by-case basis. They reserve the right to approve or deny any deferment request based on the provided documentation and the merit of the case.
2. Students must submit a deferment request in writing at least 14 days before the lease commencement date with a comprehensive supporting document.
3. The first deferment will be free of charge, but any subsequent deferments after the commencement date will incur a AU$250 administrative fee.
