Cancellations made within this period are eligible for a full refund of the deposit. After the cooling-off period expires, cancellation requests will be processed in accordance with the Cancellation Policy.     For 2026/27 AY Students may cancel their tenancy if their UK visa application is refused. Official written evidence from the relevant visa authority/embassy must be submitted within 5 calendar days of receiving the decision. If the evidence is accepted, the tenancy will be cancelled without obligation, and the full deposit will be refunded. For 2025/26 AY Students whose UK visa application is refused are eligible for free cancellation.
  • No Place No Pay
    Students may cancel their tenancy if they: Fail to obtain the required qualifications for their first-choice university. Fail to pass the required English language course for university admission. Official written evidence from the relevant university or UCAS must be submitted within 5 calendar days of receiving the decision. If the evidence is accepted, the tenancy will be cancelled without obligation, and the full deposit will be refunded.
  • Delayed Arrivals & travel restrictions
    Students may cancel their tenancy if government travel restrictions prevent them from travelling to the UK and enrolling at their university. Official written confirmation from the university must be submitted before the tenancy start date. If approved, the tenancy may be cancelled with a full deposit refund. Alternatively, students may request to defer the tenancy start date until travel restrictions are lifted, subject to approval.
  • Replacement Tenant Accepted
    After the tenancy start date, students wishing to leave their accommodation must find a suitable replacement tenant. The replacement tenant must: Be a student. Sign the tenancy agreement for the full remaining tenancy period. Pay the required deposit. The original tenant will be released from the tenancy once the replacement tenant is approved by the accommodation team. The deposit will be refunded after any outstanding accommodation fees or damage charges
  • Extenuating Circumstances
    Requests to leave the accommodation due to illness are assessed on a case-by-case basis. Students must notify the accommodation team in writing as soon as possible. Supporting medical documentation may be required. If a tenancy release is approved, the deposit will be refunded provided: The accommodation is left in satisfactory condition. There are no outstanding rent arrears.
  • Other cancellation policies
    If students cancel their room booking within 2 days of receiving their accommodation offer, they will receive a full refund of the holding deposit. After 2 days, the holding deposit becomes non-refundable. Every property may have its own termination conditions as outlined in the tenancy agreement.
