Superior Studio
If bigger is better for you, then choose superior. The largest of our room styles measuring 28sqm, this room comes equipped with a double bed, kitchenette, large wet room, desk space and dining table with chairs. Within your very own kitchen space you’ll find a sink, microwave, oven, fridge, freezer and a hob so you’ll be able to cook as much as you like. This luxurious room also features a double study desk so you can invite a friend over to work with you with your two desk chairs! If you’re keen to meet new people, then head downstairs to our sociable spaces like the picture house or the games room. If you want to explore the Geordie city of Newcastle, we’re only a 15-minute walk away from the centre and your room comes with two large windows to gaze out of.

Payment and Fees
Security Deposit
The tenant has to pay a security deposit to book this property; the amount may vary as per the room selection. Note: The security deposit will be refundable. If there is any damage to the room or communal area, the amount will be deducted from the security deposit.
Additional Fees
Dual occupancy is available for most rooms that are 23sqm or larger. The total rent will be calculated as the standard room rate plus an additional £50 per week. Both applicants must apply separately and clearly state in their applications that they are requesting dual occupancy.
Guarantor Requirement
Required for paying rent in instalments. Without a UK guarantor: Full upfront payment is mandatory. Guarantor criteria: Must be UK resident for at least 1 year. Must be over 21 years old. Must be a homeowner or in full-time employment. Must provide valid photo ID. Must provide proof of UK address (dated within last 3 months). Third-party guarantor service: Housing Hand is recommended if the tenant cannot provide a UK guarantor. Note: The property does not accept other Guarantor Service Providers.
Pay In Instalment
If the student has a UK-based guarantor or housing hand, The student can pay in 4 installments. What if I want to cancel my booking?
Their full termination policy is within your online account. You can cancel your tenancy agreement for up to 7 days after the date of your booking (the Initial Cancellation Period). They will refund the full security deposit. Please note, £20 will be deducted from the refunded amount to cover any international bank charges for deposit refunds made to non-UK banks. If you cancel your booking after the Initial Cancellation Period, you remain liable for the weekly rent (for each and every week or part week) until you are able to find another tenant that is acceptable to Homes for Students and they are able to re-let the room. The replacement tenant must be over the age of 18 and have the necessary student status (it is your responsibility to find another tenant and provide them with the correction information). If you find a suitable replacement tenant and the room is re-let they will refund your deposit, less any appropriate charges, as well as a deduction of £50 for the variation of the contract.
